Your area report
Reports
Every six months, every farm that answers the survey gets a report on its own area. Below is a sample, with every figure made up, then how to read it and how the figures are made.
What arrives, and when
The calendar
- Soon
The survey opens
Essex first. Five minutes, one page, rough figures welcome.
- spring 2027
Your first report
By email, to every farm that took part and asked for one. It covers each kind of building you let.
- Every six months
A new round
Answer again, even if nothing changed, and your report gets sharper.
- From your second report
Which way rents are moving
Once there are two rounds to compare, the report shows whether rents near you are rising or falling.
The sample
Essex farm lets · Spring 2027
Example Farm · 23 miles from central London · 4 miles from a motorway junction · grouped with farms 20–30 miles out and more than 3 miles from a junction · 14 farms behind your figures.
For an insulated modern shed near you, the market says £8.90 a square foot. You charge £8.50.
Plenty of landlords stay below the market for a good, long-standing tenant. This is where the market sits; what you do with it is up to you.

How to read it
One row, labelled
Every kind of building you let gets one row like this. Sample figures.
- 1
The building, and how many farms are behind it
Only farms with the same kind of building, a similar distance from London and from the motorway. The count is farms, never names.
- 2
The shaded band: the middle half
Half of the farms near you charge a rent inside this band. A quarter charge less, a quarter more.
- 3
The gold mark: you
What you told us you charge, on the same scale.
- 4
Typical: the middle rent
Half of the farms near you charge more than this, and half charge less. One very cheap or very dear farm can't drag it about.
The rest of the report follows the same rules:
The headline
Your biggest kind of building in one sentence: the market says one figure, you charge another. Staying below the market for a good tenant is your call; the report just shows where the market sits.
Your lets, all together
Everything you let at your rents, and the same buildings at the typical rent near you, closed off like a ledger.
How distance changes the rent
What the same kind of building lets for nearer London and further out, near a motorway junction and away from one.
What adds rent
How much more farms near you get for insulation, high eaves, a toilet, three-phase power or yard space.
Around you
How many buildings stand empty, and, from your second report, which way rents are moving.
How the figures are made
Method
Every rent becomes £ per square foot a year
Give it per square foot, a month or a year; with the size, we work out the rest, so every farm is compared like with like.
You're compared with farms in the same position
Rents rise nearer London and nearer the motorway, so you're grouped with farms a similar distance from both, not just the farms in your parish.
Like with like
Modern sheds against modern sheds, Dutch barns against Dutch barns. Insulation, eaves and the rest are kept separate so they can be priced.
What farms charge, not what agents ask
Listings show asking prices. These are the rents farms told us they actually charge.
When a figure won't appear
The privacy rules
Still gathering. Three farms near you have answered for this kind of building; a figure appears at five.
Fewer than five farms
No figure, just "still gathering". Five is the smallest group where no one can work backwards to a single farm.
One farm would be half the figure
If a single farm makes up more than half of the buildings behind a number, it isn't shown, so a big estate can't be the market on its own.
Two areas that overlap
When we publish, we never publish two groups that differ by one farm, so nobody can subtract one from the other to find you. The first figures come out in spring 2027, and this check is built before then.
The more farms that answer, the sooner your figures appear.
